This stunning Alanya Villa is set in the sought after area of Kargicak. This region of Alanya is an area which has developed over the past 15 years attracting the more discerning investor who desire more exclusive properties.

THE VILLA GROUNDS
The villa has a unusually large plot of almost 1000m2 which has been landscaped into beautiful gardens with trees of palm, fig, ficus, olive, orange and mandarin.
We often hang hammocks underneath the tall palms in the summer time for an afternoon snooze or a read in the shade. At different times of the year you can enjoy the fruit from the garden including green olives, oranges, limes, figs and grapes.
The annual site fees (currently 2 x 6 monthly payments of 2100TL) include provision of a gardener on a rota basis across all the villas on site. He ensures your grounds are kept tidy and weed free as well as ensuring they are watered when you are not in residence. The fees also provide for a nighttime security guard and perimeter electric lighting to all villas on site.
The gardens at the far side of the villa overlook natural pine forest and are lined with bougainvillea and oleander.
The villa garden at the back is protected by the most amazing stone wall which is home to a large family of red squirrel who are cheeky enough to swing from the wall to the treetops in search of food. There is a BBQ area and fire pit under the shade of the large, fully grown ficus trees which can be enjoyed both day and night.
The private pool takes pride of place at the very front of the property and has an amazing view over the mountain. The olive trees and hibiscus shrubs provide a natural screen to increase privacy from above.
To the side the boundary boast enormous deep pink bougainvillea bushes which provide complete privacy from neighbours.
The blossoms of the bougainvillea swirl around the garden like confetti and often land on the pool, making it feel romantic and so picturesque.
There is a large raised shaded veranda close the pool’s edge with comfortable antique furniture which can offer perfect shade from the hot sun.
There is also and a spacious patio around the pool with a large 6 seater wrought iron table where you can sit, eat, read and relax.
On the side of the villa there is a staircase leading to a vast marble tiles roof terrace with breathtaking views of the coast and the foothills of the Taurus mountains. You can see the whole coastline to The Castle in Alanya from this roof terrace.
You will also find two white pagodas under which there is another eating area with a huge pure granite and wrought iron dining table set next to the roof’s built in BBQ and a wonderful wrought iron day bed for afternoon snoozes or for evenings with a shisha pipe looking up at the stars.
INSIDE THE VILLA
The internal specification of the villa is equally rich and attractive.
The whole house and the large adjoining veranda has a high quality cream marble floor.
All the ceilings have decorative coving and cornices with spot lights and concealed lighting.
There are also attractive wall lights in every room and on the veranda.
As you enter the villas front door there is a small entrance hall with built in cupboards.
There is a guest bathroom on the right and on the left is the door into the spacious living room which is an open plan lounge/kitchen/diner.
There is an antique settee and two chairs in the lounge, matching coffee table, wall shelves and media housing unit with a 42 inch HD flat screen TV and satellite TV .
There is a private WIFI internet connection in the villa which costs around 40tl per month.
The living area also has a large working fireplace for Winter months.
There is a large patio door leading on the veranda which is really an extension of the lounge and an ideal spot for utilising its shade when the sun is too hot. You have great views from the veranda of the garden, pool and mountains.
The kitchen has a gas hob, an electric fan oven, dishwasher and integrated fridge freezer and plenty of solar powered hot water supplying the house most days of the year.
There is a good solar powered hot water system with a back up immersion heater for cloudy days in the Winter.
There is existing plumbing in the villa for underfloor heating and it would cost around 1500 TL or so to get the system running for heating in the Winter.
The master bedroom is south west facing and has a patio door overlooking the pool with steps leading directly to it.
The guest bedroom overlooks the rear garden with views of the pine forest. Both bedrooms have good built in wardrobes and cupboards, mirrors and dressing tables.
For those requiring a third bedroom we have some low cost solutions for providing this which would also increase the value of the villa to enhance your investment.
The large family bathroom has a twin vanity unit, walk in shower, WC and bidet. There is also plenty of built in storage including a cupboard housing the washing machine. The walls are tiled with warm antique mediterranean stone tiles.
There is a second guest WC and washbasin with enough room and adequate draininage to house a second shower. This bathroom is also tiled with the same tile as the main bathroom.
