A Guide to the Localities of Alanya

DREAM-VILLAS-GOLD-IN-ALANYAAlanya  is a huge beach resort city and a component district of Antalya Province on the southern coast of Turkey, in the country’s Mediterranean Region, 138 kilometres (86 mi) east of the city of Antalya.

There are a number of suburbs of Alanya  running from the East to West from Antalya to Gazipasa.

Dream Villas has a number of properties in each of the following sub-regions.


Furthest East is Avsallar which is only an hour from Antalya Airport. Avsallar is an area with many large and luxurious 5 star hotel complexes but it still has a large number of private residences and locals can enjoy hotel beaches, although sometimes there is a charge for sunbeds. The town is a bustling haven of tourists in the Summer though very quiet in the Winter. Many ex-pats who bought in the early boom of Alanya, between 2000 and 2004 chose Avsallar as it was relatively close to both Alanya and Antalya AiRport.



Running West along the coast road you reach the town of Konakli. Konakli is a strange mix – is quite an industrial service area with a large local population but also very cosmopolitan due to the large numbers of tourists that visit each year and the large number of foreign investors that chose Konakli to buy holiday homes. Since the development of Alanya-Gazipasa Airport the region lost its appeal in favour of Kargicak and Mahmutlar but many settled here and have stayed. The area is likely to see further development now that the land for a new golf course has been allocated near to Konakli and will be the first of the five gold courses devloped in Alanya.

Alanya, Cikcili, Oba and Tosmur

As Alanya grows then the suburbs further to the mountain sees the most development as the beach and harbour is saturated. There are some huge residential complexes being build in Cikcili, Oba and Tosmur. They attract those that want city life and close proximity to all the nightlife and entertainment Alanya has to offer. For many the areas are too close and too expensive in comparison to suburbs a little further away from Alanya. But its simply a matter of choice.

As you leave the city and drive westward down the coast road you  enter Kestel .

Kestel is an area with new apartments which have been built in the past 5 years or so and are still building. There is the benefit of its proximity to Alanya in the East and Mahmutlar in the West but there is very little in terms of a centre of its own although with the number of builds increasing every month it is likely that Kestel will develop its own centre for tourists and locals.


After Kestel we approach the  bustling town of Mahmutlar, a rapidly growing beach resort and a firm favourite with foreign ex-pats from many nations. The town has seen a surge of new buildings and villas complexes since the new airport started to expand. The town centre has a fantastic market, great restaurants and beaches. There is a new shopping mall being built there and the improvement in the quality of the facilities and attractions has encouraged further investment and a general buzz in the town. Mahmutlar will enjoy its own golf facilities and also will provide a road link through the mountains to ski resorts in the near future.


Overlooking Mahmutlar on the hillside is the up-market and picturesque Kargicak region which is also growing at an unprecedented rate. There are large numbers of high quality luxury villas, presitgious hotel developments and luxury apartment being built here and the area is enjoying extra attention due to the expansion of the airport,  Kargicak is only 18 minutes from the new airport in Gazipasa and the announcement of two golf courses in the area.

After Kargicak the coast is relatively undeveloped but change is on the way as the new airport road cuts through the mountain to improve transfer times.
